How much land?
2.2 hectares (5.4 acres)
When was the Inn constructed?
Construction was completed in 1997.
When did it close?
The Inn operated as On the Pond Country Retreat until the death of the owner in November 2018.
What was it a Bed and Breakfast?
The Inn always operated as a commercial hotel. It was licensed by NB Tourism and met all hotel requirements (e.g. commercial fire alarm system and equipment, commercial dishwasher, clock radios in each room as required by regulations). It never operated as a Bed and Breakfast. It was rated as a four-star hotel by Canada Select.
Could it be used as a bed and breakfast or for AirBnB?
Of course. And that may be more profitable than operating as a commercial hotel… for several reasons.
Was the inn only used for accommodations?
It was most popular for business retreats and seminars (e.g. it was frequently booked for retreats by Provincial Government departments and the Wallace McCain Institute). It was also popular for corporate and private parties, dinners, weddings, fitness retreats, “girl weekends” and weekend spa getaways.
Could an owner live there?
The previous owner lived on premise in the “owner’s apartment” which was designed for that purpose. There is also a private entrance and garage for the owner’s private use. Several tax and financial benefits may come if an owner claims the property as a residence.
Is there water access?
Yes. Two wide paths lead directly to the Mactaquac Arm where guests can easily launch canoes, paddle boards and kayaks. A tunnel under the causeway provides water access to the head pond and the Mactaquac beach and marina.
The shoreline is actually owned by the Province, like all property along the head pond (shoreline in the area was appropriated in the 1960s when the dam was built). Regardless, it is free to use except no permanent structures are allowed. So you could install a floating dock, but not a permanent one.
What about Internet, cell service and other technology?
The property is equipped for high-speed broadband Internet. Currently it’s WiMax from Eastern Wireless. We get around 4.47Mbps down, 2.2Mbps up. Service is also available from Xplornet who claim to offer up to 25Mbps via a cellular connection.
The building itself is equipped with WiFi accessible in all guest rooms, common areas and for about 50ft outside.
The area has good cell reception on Bell and Rogers networks with LTE.
The building is equipped for Bell satellite TV. The Library, Great Room and owner’s apartment are equipped with receivers. Each guest room is also wired with unfinished coax that could provide satellite or broadcast TV to each guest room if desired. However, most guests of the Inn just streamed Netflix and other content to their own devices via WiFi.
The Inn operated as On The Pond Country Retreat since 1997 and received many favorable reviews and repeat business. A sample:
